Prime Industrial City Sets Out Vision for 2 Million sqm Industrial and Logistics Destination in South Riyadh

Khalid bin Abdullah bin Saidan, Executive Director of Bin Saedan Real Estate Services, highlights Prime Industrial City’s integrated approach to industry, logistics and investment in South Riyadh
Prime Industrial City is setting out a vision for an integrated industrial and logistics destination spanning 2 million square metres in south Riyadh, bringing together industrial facilities, logistics infrastructure and supporting services within a strategically located development designed to respond to the Kingdom’s evolving industrial landscape.
Located within the King Salman Industrial City project, Prime Industrial City has been planned around an integrated approach to industrial and logistics activity, with a masterplan designed to balance different industrial and service uses while supporting efficient movement and operations.
The project spans a total area of 2,000,000 square metres, of which 66.30% is allocated as developed area, while 33.70% represents the deducted area. The net owner area stands at 1,214,350.96 square metres.
Within the developed land, 40.19% is allocated to medium industries, 21.54% to light industries, 20.68% to warehouses, 11.50% to ready-built factories, and 6.08% to residential and commercial buildings and fuel stations.
Commenting on the project, Khalid bin Abdullah bin Saidan, Executive Director of Bin Saedan Real Estate Services, said: “Saudi Arabia’s industrial and logistics landscape is evolving rapidly, creating new requirements for the real estate environments that support these sectors. Businesses today are looking not only at location, but also at infrastructure, accessibility, operational efficiency and the services that enable them to grow over the long term.”
“Prime Industrial City reflects this evolution through an integrated approach that brings together different industrial uses, warehousing, logistics and supporting services. The objective is to create an environment that can respond to the diverse requirements of businesses and investors operating across the industrial ecosystem.”
A strategic location in south Riyadh
Prime Industrial City is located south of Riyadh, within the King Salman Industrial City project, positioning it close to some of the capital’s key industrial and logistics areas. According to the project profile, it is approximately 10 minutes from Al Hair Warehouses Area, 10 minutes from Industrial Gate City and 14 minutes from the Second Industrial City.
The project also benefits from its direct location on the Third Ring Road, supporting accessibility and connectivity with key areas of Riyadh.
Khalid said: “Connectivity is one of the most important considerations for industrial and logistics businesses because it has a direct impact on movement, efficiency and day-to-day operations. Prime Industrial City’s location in south Riyadh places it within an important industrial and logistics environment while providing access to major transport routes and neighbouring industrial areas.”
An integrated industrial environment
Prime Industrial City’s masterplan has been designed around the needs of industrial and logistics activities, with an emphasis on the effective distribution of space, operational efficiency, flexible movement, storage and logistics requirements, parking and supporting infrastructure.
The plan also incorporates a range of supporting facilities and infrastructure, including city administration, civil defence, a health centre, police facilities, mosques, water and electricity stations, treatment and irrigation infrastructure, and government services.
According to the project vision, Prime Industrial City also seeks to create an environment capable of attracting local and international investment, supporting entrepreneurship and innovative businesses, and contributing to the creation and localisation of employment opportunities.
“Industrial real estate is becoming increasingly specialised, and the requirements of a manufacturer can be very different from those of a logistics operator or warehouse business,” Khalid added. “Creating an integrated destination allows those different requirements to be considered within a broader ecosystem, supported by the infrastructure and services businesses need.”
Supporting Saudi Arabia’s industrial future
The vision for Prime Industrial City comes amid the wider transformation of Saudi Arabia’s industrial and logistics sectors. The project profile positions the development around the move towards a smarter and more advanced industrial future and closer integration between industry, logistics and investment.
Khalid concluded: “The evolution of Saudi Arabia’s economy is creating opportunities for a new generation of specialised real estate environments. Industrial real estate has an important role to play in enabling that growth by providing businesses with the space, connectivity, infrastructure and services they require to operate effectively.”
“Prime Industrial City represents a long-term approach to that opportunity, bringing together industrial and logistics uses within an integrated destination designed around the changing needs of the market.”
